Installed this boiler in June 2012 - Very good documentation - Very good response from customer service when I had a question about the controls. Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. I've got a 334 sqft bunkhouse/office on the ranch. It's been pretty toasty this summer so far & I've been on the computer alot. Needless to say computers are great for putting out heat!! It got to the point where I could only do computer work at night & then I would have to step outside where it was only 90 to cool off. I have one of these and am a bit disappointed when it's efficiency drastically decreases when the outside temperature drops below -10C or + 24F. Still I am very pleased with it. Now the inside unit 'chirps', what is up with that ? Does it need to be oiled ? Doug
