Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. The first one I bought was for my Business to handle Domestic Hot-water (via Heat exchange and snow melt operations) Units has been up and running for 2 years with short run cycles from 7-15 Mins.... After waiting 26 days to get my Effinity 93 110000 btu unit, I installed it only to find out the propeller fan was very noisy. It is louder than my air compressor. Modine will not honor the warranty unless you use a professional installer. If you are a do it yourselfer, don't buy this unit. The propeller motor is cheap and creates a lot of vibration noise.
